Long leases of 40-50 years
Is it possible to rent on 40-50 year leases if, for example, a customer wants to construct a building and wants security for a longer period?
Unless it's a separate parcel of land, you can't create leases that run longer than 30 years. This follows from the Subdivision Act.
If you subdivide, you can, in principle, rent out for 100 years.
However, it is possible to create leases with 30 years of continuous notice (without subdivision), which is not uncommon in this type of case. This gives the tenant a reasonable level of security.
Mortgage lenders will typically require a maturity of between 20-30 years to grant loans.
